A clean build begins before demolition or excavation. We review the property, drawings, responsibilities, and open selections so the crew receives a plan it can follow.
01 · Property review
We look at access, existing structures, grade, drainage, utilities, trees, hardscape, and the way the household uses the site. Records and measurements help separate known facts from items that still need professional investigation.
The homeowner’s goal matters too. A rental unit, a place for parents, and an accessible long-term home can lead to different layouts and finish priorities.
02 · Scope and documents
Before pricing is treated as complete, identify the drawing revision, permit status, structural basis, utility assumptions, finish allowances, exclusions, and work by others.
We want decisions in writing. A documented change should explain the revised work, price, and expected effect on sequence or timing.
03 · Construction
Mobilization includes access protection, staging, safety, and the first inspections or verification work. Construction then moves through site work, structure, enclosure, systems, finishes, corrections, and exterior repair.
Occupied-property communication matters. Owners should know where the crew is working, which services may be interrupted, and what decisions are coming next.
04 · Closeout
Final inspections, corrections, equipment information, applicable warranties, keys, and remaining owner items belong in a closeout list.
During the walkthrough, write down who owns each remaining task and when it is expected to be complete.
