Field note 07 · Contractor

Choose a Fullerton ADU contractor by the questions they surface.

A contractor should leave you clearer about the lot, work, unknowns, responsibilities, and price. Rankings or awards do not replace those answers.

01 · Service approach

Property first. Scope second. Proposal third.

Fullerton ADU Contractor is a residential construction team serving homeowners in Fullerton with 10+ years of residential construction experience. Our public approach focuses on feasibility framing, scope development, pre-submittal coordination, and construction planning.

01

Read the site

Start with records, access, existing construction, utilities, and intended use.

02

Name assumptions

Distinguish verified facts from design choices and unresolved project conditions.

03

Structure the proposal

Align drawings, scope, allowances, exclusions, selections, and milestones.

02 · Interview guide

Ask the same questions of every team.

Property risks

Which site, utility, access, and existing-condition assumptions affect the scope?

Responsibilities

Who coordinates design, consultants, agency responses, selections, and utility work?

Proposal detail

What is included, excluded, allowed, optional, or awaiting investigation?

Change process

How are discoveries, revisions, selections, and documented approvals handled?

03 · Independent verification

Verify the exact business you may hire.

Use the official California Contractors State License Board lookup to review the contractor record relevant to your agreement. Confirm insurance, references, agreement terms, and project responsibilities directly. This site does not publish a license number or claim a verified status.

04 · Proposal read

Compare the same work before comparing totals.

Place each bid beside the current plans and make a simple list of demolition, site protection, utilities, structure, enclosure, systems, finishes, appliances, exterior repair, inspections, cleanup, and closeout. Mark included work, exclusions, allowances, and unanswered items.

Ask who hires and coordinates designers, engineers, testing, utilities, and specialty trades. Confirm how payment milestones connect to completed work and how changes receive written owner authorization. Review cancellation, dispute, warranty, insurance, and schedule terms with the appropriate advisers before signing.

References are most useful when the project type and site conditions resemble yours. Ask past customers how the contractor handled communication, field discoveries, changes, occupied-property protection, inspections, and the final list.

Plan the next visit

Bring the address and the version of the plan you are considering.

We can review where the idea stands, what the crew would need to reach, and which unanswered items could move the price.
