Planning note · Layout
A floor plan has to fit the resident and the property around it. We test circulation, storage, privacy, furniture, daylight, and systems before chasing extra square footage.
01 · Room program
List who will live there, how long they may stay, whether they work from home, mobility needs, storage, laundry, guests, cooking habits, and outdoor use.
A studio can feel generous with careful storage and daylight. A two-bedroom plan can feel tight when hallways, doors, and mechanical space are treated as leftovers.
02 · Plan and site
Windows, entrances, patios, the main house, trees, neighboring yards, grade, and utility routes all influence orientation.
A catalog layout should be redrawn around those conditions. Mirroring a plan can alter plumbing distance, privacy, sun, and construction access.
03 · Working clearances
Show bed sizes, seating, dining, refrigerator and appliance swings, shower access, closets, water heater or mechanical equipment, and the route through every room.
Ask where vacuum cleaners, linens, trash, pantry goods, bikes, mobility devices, and seasonal items will actually live.
04 · Before engineering
Confirm the room arrangement, major openings, plumbing wall, equipment locations, and intended finish level before consultants advance too far.
Keep a revision date on every plan and proposal so the team knows which layout is being permitted and priced.
