Field note · Questions

Straight answers to Fullerton ADU questions.

These answers explain the starting point. A parcel, existing building, utility condition, drawing set, and current City review can change the answer for an individual job.

01 · Where to begin

What should I do before calling an ADU contractor?

Collect the address, intended use, photos, any survey or plans, known permit history, and questions about access or utilities. You do not need a finished design.

Call (714) 515-6245 when you can describe the goal and what you know. The next step may be records research, a site review, design work, or a review of the proposed construction.

Does the site offer site-built construction?

Yes. The public service pages cover detached, attached, garage conversion, and JADU construction in Fullerton.

Can you guarantee approval?

No. The City and other authorities decide from current rules, the individual address, and the submitted plans.

02 · Cost and bids

How much does a Fullerton ADU cost?

A responsible price needs a defined design and property basis. Site access, utilities, structure, finish choices, fees, investigations, and existing conditions can move the total.

Compare bids by inclusions, exclusions, allowances, assumptions, and responsibility. A single online number cannot show those differences.

When can I get an estimate?

Call when you have an address and a project idea. More complete documents support a more specific construction review.

Why are two bids different?

They may price different drawings, utility work, finishes, fees, site repair, or risk. Normalize the scopes before comparing totals.

03 · Permits and property

Where do Fullerton requirements come from?

Use the City’s current ADU, zoning, building-code, application, and bulletin pages together with California HCD guidance. Verify time-sensitive facts at the time of the project.

Association documents, title conditions, utility requirements, fire review, and historic status may add separate questions. They should not be confused with City approval.

Is a garage automatically ready to convert?

No. Slab, structure, moisture, openings, utilities, fire separation, parking conditions, and permit history need review.

Can a neighborhood page confirm eligibility?

No. It highlights local questions. Eligibility and design depend on the individual parcel and current review.

04 · Construction

How long will the project take?

There is no honest universal duration. Design decisions, consultant work, review cycles, utilities, lead times, field discoveries, inspections, and changes all affect the sequence.

Ask for a stage-based schedule with assumptions and decision dates. Update it when an event changes the critical path.
